    Nice digs, even nicer surrounds. What part of California is this? Are there affordable homes/neighbourhoods for normal folks nearby or is it entirely upscale?

    I think it should be interpreted loosely (like celebrities claiming they design the clothing in their fashion companies).

    I grew up right in this hood...there are affordable dwellings on the outskirts but they do not compare to this thing.

    Awesome surroundings, have added the district to my SoCal to-do list. The dwelling itself, stylish as it is, looks like something a buyer would pick out of a builder's catalogue. "I'll take that one"
    The amount of land lends itself to an ambitious project something of the scale as seen on "Grand Designs". And given the amount of sunlight you'd presumably get there, I wonder if it's energy efficient/solar featured?

    Anyone think Pete would have a panic room as well?

    "The Skinny: Tennis great Pete Sampras built this sprawling manse from the ground up in Thousand Oaks, Calif. in 2009, complete with a north-south-oriented lit tennis court for working on his game. Well apparently Sampras didn't end up wanting what he commissioned, listing the trophy mansion for $25M in March 2010. That price has since been chopped down to $20M, without finding a taker, not that the house doesn't have its virtues. Located up a steep gated driveway on a 20-acre hilltop, the 16,000-square-foot escape counts seven bedrooms and 12 baths among its plusses, plus epic closet space and views in all directions. The only sad part might be the sparse furnishings. Maybe that "separate poker room" prompted this sale."

    So the house was finished in 2009 and he started trying to sell it from 2010. Very fickle minded for someone who did not change his rackets for his entire career.

    Over and above that, property taxes---well, just about all taxes for that matter---and general cost of living are insane in California.

    He's probably moving to Texas or Florida like so many other celebs.

    He is not moving out of state. It is difficult to beat the weather and the glitz (and the earthquakes) of So Cal. Once real estate is out of the picture, there is not that much difference in expenses. Pete also likes to hang out at the UCLA courts.

    They couple and their son have apparently moved into the smaller 6-bedroom Brentwood home they purchased for $5.6 million in December.

    The "moving out of state" was mostly tongue-in-cheek. He's from CA, isn't he? So it's home, and probably used to the issues.

    Still, lots of sports, TV, movie celebs have at least one home in FL and / or TX, declare it as their primary residence, to defray taxes.

    He had left them in one of those moving storage places and they got stolen. I think he has recovered all of them by now.
