Full kitchen remodel ahead...any advice?

My wife and I are purchasing a new home which we love but it will need a new kitchen.

I don't know the blade of a saw from the handle so won't be doing any of the construction work so we will have to have everything installed. Need new cabinets, counters, appliances.

Any advice/tips you guys want to share? Cost cutting tips especially. It's a small to medium kitchen and trying to keep it 10k or under if possible. Places like Home Depot/Lowes etc offer design work and installation so not sure if that's the way to go.

Any advice/suggestions appreciated.
 
Color and dark woods are out these days for kitchens, everything now is about white or gray cabinets, wood or dark floor materials, stainless or black appliances, though none of that terribly much matters if you're certain you won't be selling the place in the next several years.

As a realtor, I beg you to consider at some point you’re going to sell. Don’t put in a red sink or make wildly bold choices. If you do, make it something that can be replaced somewhat easily (like light fixtures, etc)

Look in your equivalent of Gumtree or Facebook marketplace for whole kitchens cheap, and alter it to suit. Can get a 10k kitchen for 1k often, but obviously have to chop and change it to fit.

Think about the poor suffering plumber when designing it.

flatpack Kit kitchens from Ikea are not bad sometimes, or whatever huge hardware chain you have, they usually have something similar. putting cabinets together is simple, so is screwing them back.

Don't let your woman go insane, when it comes to kitchens wives/gf's can go into this psychotic trance and lose all touch with the value of a dollar, and would happily spend 20k+
 
It will take longer (way longer) and cost more than what any contractor tells you - they are notorious for agreeing to tight timelines to get your business and then they take on other projects and delay yours. You can’t do anything because your kitchen is half-done and you are stuck with them. Also, you and your wife will get ideas for further improvement as you see more options advertised or online and the costs will go up.

So, have more money than you originally budgeted and plan to move-in later (or eat takeout every meal) than what the contractor is promising you. My experience is from the US.

I'm just going to say this: the best people to hire for these projects are likely to be foreign. The contact person who speaks English will know a network of people who can accomplish things fast, inexpensive and with good quality.

Have done several bathroom/kitchen remodals requiring every kind of rehab possible, and they have have been absolute lifesavers!
 
Make sure everything is very easy to wipe off / to clean. Don't put too much stuff/don't crowd the kitchen. Keep it minimal and leave as much space as you can for working area.
 
$10K for kitchen remodel is just to low of a budget especially if you are going hire a contractor. I think $25K might be more reasonable.

Ya, im around 10k in mine and did everything myself (except counter tops).

Floors, celings, paint, lights etc.. May need new electrical and plumbing too. Aluminum wire on the 16th junction box and clay pipes :mad::mad:

Cabs are more expensive than you think, you can easily spend 10k on those alone. Mine were solid oak so i refurbished myself. I think they would cost 15k to replace (someone said).

Back to the op, i removed 1.5 walls. Had 4 outlets and a light switch to move. Wiring was a mess, i put in a couple new boxes in attic.

Would need to see your current layout, do you need a gas stove? Does your wife want a pot filler (water over stove so she doesnt have to move a large pot).

Lots of variables, but do it right while its torn down :)

We have changed our plan to just repainting the cabinets instead of tearing them out, which should save a ton of $. Counters, sink and backsplash are actually pretty nice so can keep those in.

So new lighting, stove and other appliances, kitchen island and maybe tile are in order. I think if we tear everything up and put in everything from scratch itll be 25k easy so repainting the cabinets is the way to go, just gotta learn how to do it right.

If your cabinets are in good shape, that's the way to go. I'm in NorCal and every remodel came in from 21-30k. No thanks. We have a 2500 sq ft house with medium/average sized kitchen. Cabinets were in good shape. We asked around and found an excellent guy who painted the walls, ceiling and cabinets for $1700 total. I do a lot around the house but I have no desire to sand and paint a ton of cabinets. :) We bought all appliances during President's Day sales, which along with Black Friday, is supposedly the best time to buy appliances. Everything was 40% off. All stainless and mis-matched brands but you can't tell unless you look hard. Certain brands wouldn't fit in our wall oven space or fridge space, etc.. I actually ordered our wall oven and cook top from Amazon and saved a ton. I then offered the guys that came to install our dishwasher and hood vent extra cash and they installed the Amazon stuff. I believe we did this for <$3500 all in. The floors are tile and there is a lot of tile on the walls/back splash. It's not our favorite but it's in good shape and we kept it. I replaced the lighting/chandelier in a couple of hours. Bought the stuff from Home Depot <$600. We want to replace the island counter top with butcher block but I'm spending a lot on swimming pool resurfacing now. Ugg!! The joys of owning a 30 yo house. That's our 6k remodel. You can definitely do it but it takes patience and a bit of research.

I was just about to ask about your existing cabinets. We had our entire house painted before we moved in. The wood cabinets were quality, but very dark wood. Painter used white paint ... (sprayed, not brushed) ... and it completely improved the look of the kitchen. The only thing I run into on occasion is the paint can chip if you ding it with a plate, etc. I bought some Acrylic Latex white paint, and just touch up with a small brush if needed.

Thanks for the good info, really appreciate it. Looks like repainting the cabinets is def the way to go. I hadn't heard of spraying the cabinets instead of brushing so I'll have to look into that. We can certainly use the extra $ we would save on new cabinets for other things...we love the house but it needs a ton of work. The latest thing is that they found several dozen bats living in the attic :oops:

They sprayed everything that didn’t move (walls, ceiling, cabinets, garage) 8-B ... don’t remember them using a brush on anything. I’m not saying that is good or bad ... just what they did. I spent your $10,000ish budget just on painting ... which wasn’t even the worse of it. Hardwood floors throughout, and master bath remodel ... more $$$pain$$$. One thing I would suggest is making sure with the painter you have the information to walk into a store and buy matching paint later ... a basic color off the shelf even better. You can get painters to leave extra paint behind ... but sooner or later you might need to buy paint. I was told by someone at Sherwin Williams that even with the exact same paint, there can be slight variations in batches ... so definitely have painter leave extra paint behind.

With the white painted cabinets ... we blinged it up 8-B by replacing the hinges. We picked Satin Nickle (fancy *** marketing word for silver), and it really looked good. The downside then all started with wifey saying "well ... the house needs to match". :eek: I am talking hinges, light fixtures, ceiling fans ... which in turn led to matching switches and wall plates, which led to electrician replacing every outlet (while he was there anyway :eek:). You will not get better advice here than @r2473 's "do whatever the wife wants" ... other than maybe figure out a way where "stuff doesn't have to match". Let's put it this way ... I think our personal daily record was 4 trips in one day to Lowes ... the frequency goes up until move in ... and sometimes continues after.

Oh ... if you are replacing hinges, take one of the existing hinges to a non-big-box place that sells hinges. I found great assistance doing this ... including deadbolts.

Good luck ... be brave ... stay strong. hehehe ... We didn't move in for 3 months.

Edit: wife reminded me painters used rollers on inside walls.

I painted my cabinets years ago and I thought it would look like crap but it turn out to look like custom high end cabinets. Use just a 3” foam roller too. I just sanded with 400 grit sand paper in a 3M sanding block($12 used for automotive, small size) and no primer before hand. I used extreme high gloss paint from HD but now there are cabinet specific paint! I put on three or four coats too. Was a little time consuming but just did a section at a time. I left the doors on and touch the up afterwards when removing the old hardware to replace the new hardware. Had to use a mitre bit or something like that. Never use that bit before so I watch YouTube! videos and practiced on some scrapped plywood to get the hang of it and purchase a guide too.
It was easy to do after that! I changed out the hardware to all soft closed type fixtures and the handles to a contemporary look(cost a fortunate since each were $9 each at the time for handle and $6 for the pull out knob). Install sliding maple draws too in some openings. Re-did the under the sink plumbing drain to install in trash and recycle bins. A real license plumber needs to do this for you! I do not think you can do this since it involve flow mechanics unless you are have a degree in engineering! A “master“ licensed plumber would be idea for this! New kitchen sink high end sprayer and faucet in one! Still use it after 10 years time. Heavy gauge stainless steel and was a Germany company that started with a “G”!

we remodeled our kitchen with stuff from Ikea. Cabinets + appliances. Only counter-top and backsplash were done by a contractor. It's been nothing but great. We were a bit hesitant at first as obviously those cabinets are not real wood - but they are holding for years with no issues. Plus they come with like 25 year warranty - if your hinges/doors/whatever breaks you get a new part for free. Since it is all put together from pieces you can design your own layout.
We went with white appliances since we got tired of seeing _every single finger touch_ on stainless steel appliances.
Don't know about these days but back then kitchens used to go in sale for like 30%-40% at the end of the summer. If we were to do it again we would go with Ikea again in a heartbeat.
repainting cabinets is the cheapest option if you can do it yourself - but boy it is a pain. And if you think you want to sand it first I'm not sure if it is going to be that much cheaper since you likely need to take them down anyway.

No! You just paint the cabinets installed! Why would you remove them. You could spray them too with an air paint sprayer compressor which I have too but roller is much more simpler to do! Staining the cabinets to a different stain maybe since you can sand blast them!

Depends on the size of the kitchen and what you go in on for cabinets, counters, and appliances, but if it's on the smaller side then I could see 10k being pretty reasonable as long as you aren't needing to replace all the appliances. Congrats on the new house! My girlfriend and I are actually closing on a house on 9/25, but thankfully all the work that needs to be done is super minor. We're really only looking at taking one of those half walls out that sort of separates the breakfast area from the living room and then probably going to buy a nice vent hood to install over the stove top.

The only cost cutting measure I could think would be that if your existing cabinets are in okay shape, you could always just have them painted instead of replaced, but it would really depend on the condition of the cabinets, which you mentioned they needed to be replaced. I might suggest going with granite or quartz for the counters because they'll be far more durable than laminate and look much better too. Quartz is actually nice because unlike granite and marble, it doesn't need to be sealed so it's next to impossible to stain and practically maintenance free. The only real downside with quartz is that it's not as heat resistant as granite, so you just want to be careful placing anything super hot on the surface. It's best to use trivets when setting any hot pans or baking trays on a quartz countertop.

Checked out all the major appliances like a/c, water heater, etc. to see how recent or not recent they were. Also checked for any foundation issues. He even offered to fix the little things with the house after we got the inspection report back, and said he'd do it for pretty much just the cost of materials. :cool:

Congrats on the new house. Double down on "do what wife wants" with girlfriend. When did soft-close hinges show up ... we have been in this house 10 years. I just Googled and the feature I liked even more than any slow close was the "adjustable" part. Sometines cabinet doors will not close flush, or one might sag. I have become skilled in the grabbing-door-and-bending/adjusting-hinge-but-doing-no-damage-trick. Seems a screwdriver adjustment would be the better way to go. 8-B I think I would like the slow-close thing with cabinets, but absolutely hate it with toilet lids. My sister has that on her toilet and that sucks.

Sounds like good realtor ... I made my own list of appliance ages. In my realtor's defense ... she was hot. :p On one of my final visits to our house before I made an offer I brought a small step ladder and looked over the backyard fence in both back corners. Realtor asked what the heck I was doing ... I said looking for swimming pools and any screaming kids. Finding none ... I made an offer. Last laugh on me ... I totally missed the small swimming pool in one of the yards ... now visted often my squealing grandkids listening to speakers by the pool. Did I mention we replaced all of our paper-thin windows ... wow ... that makes a difference.

I was looking into the Blum soft-close hinges, and I guess there is an overlay type, and a hidden type. My existing hinges were the old style (overlay I guess) where the cabinet side of the hinge is visible in front of cabinet. I simply bought the same style with same hinge hole locations, so no new drilling required. Also ... if I remember correctly ... we told the painter we were going to replace the hinges and knobs, so he sprayed the doors and hinges in place. I then just matched the hinges with same style that would overlay any unpainted area under the hinge. That's how I remember it anyway. Either way ... I would have had to fill hinge holes on outside if I wanted to go to hidden with hinged attached on inside of cabinet, so I would have required painter to remove doors. It's one thing to use existing holes ... quite another to hang a door from scratch which is more than what I would have wanted to try.

Unfortunately we have hit a snag with buying the new place (buyer for our house just backed out:mad::mad:) and we have a contingent offer in for the new place but hopefully all will work out and we will get the new place.

We will definitely go with repainting the existing cabinets bright white (with cabinet specific paint) which would go great with the current granite countertop and black/grey backsplash.

Going with fingerprint resistant stainless (maybe black stainless) appliances and some cool fixtures and cabinet bling. That should make wifey happy! BTW she has been getting a kick out of this thread and reminding me I need to do whatever she says haha.

Fingers crossed we get the new place (nicknaming it the Mystery Manor as it has a hidden library complete with built in bookshelves that enter to a secret room like in the movies). Will post some pics of the remodel if all goes to plan!

/\/\/\ This, and get 3 price quotes for everything. You can also save money by hiring a handyman instead of a contractor. A good handyman has all the skills of a contractor, just doesn't have the license. With a handyman you would provide the materials, they would provide the labor.

Make sure either of them are bonded! Otherwise, you could loose everything!

Good catch! I actually grew up in Anchorage and my mom taught at UAA. Much of my childhood was spent wandering the halls of UAA aimlesslyo_O :laughing:
I went to another university in the lower 48 but always liked the colors and logo of the Seawolves and it reminds me of home. I get homesick and its tough luck because I live 3500 mi away now!

Nice! I love Anchorage... at least in the summertime. :) Must have been cool growing up there. My relatives love it. I ended up playing football in college but loved basketball more and dreamed of playing against Duke in the Great Alaska Shootout back in my high school days. :) The years UAA scored an upset were always exciting.

Lol that's cool! We nicknamed our house the Psych House because the previous owners or whomever redid the kitchen, put a sizable pineapple in the backsplash above right in the stovetop area. I was like hey it's the Psych house because there's apparently a pineapple in every episode of the show. :laughing:

My wife loves pineapple designs, she would kill to have a pineapple in the backsplash haha. We are actually going to have a bronze pineapple door knocker on the front door which is pretty sweet, if we get the new place (fingers crossed).

I ended up playing football in college but loved basketball more and dreamed of playing against Duke in the Great Alaska Shootout back in my high school days. :) The years UAA scored an upset were always exciting.

Glad they like it! If you go up there make sure to go up to FlatTop, its a hiking trail that leads to an overlook over Anchorage (awesome view). You will go up Huffman road and drive right past my old house. Growing up there was good and bad, a lot of cold and darkness and school was like being in a prison (everything inside, no windows, mean kids). But the scenery was always beautiful and we did lots of outdoor stuff. I miss it and wish I could go back to visit.
 
We are just completing a full kitchen remodeling. Granite counter tops are going on as I type. Be patient and expect delays. Still do not have all of the new appliances. Delivery keeps getting pushed back (corona). On our second Granite place. Still waiting for finishing touches on the cabinets, and trim to match for the new flooring. We went with flat panel cabinets for easy cleaning. All drawers so we don't have to sit in the floor to get things on the bottom shelf in the back.
