Need HOA advice !

Large groups arrives! 1 resident and ten guests.
LOL that is weird.

In some complexes, some residents and their guests split lesson costs and bring in a teaching pro.

That is another thing the HOA should have a rule about - whether paid lessons given by outsiders are allowed.
 
So I had a court reserved Sunday am.

I get there and both taken by the same group.

The people on my court move.

My son and I hit for 2 minutes and the people are hovering next to my court asking when I will be done!

I just said I don’t know. We are playing.

Argument ensues and lady goes off the rails.

When you reserve the court, don't you get a block of time like 90 minutes or 2 hours? If so, why not say we have this court reserve for the next 90 minutes or 2 hours.

So ridiculuos.
Reminds me of when picklers started coming to courts.
There would be a group of 10-15 on the court we weren't using and every time someone new joined their group they'd come over and ask when I was going to be done, despite the other 10 just asking.

Call the police.
It may sound like an over-reaction, but sometimes that is the only thing that will stop them.

I can understand this at a public park…politely asking how long someone plans to play…

But this is a non resident in my neighborhood j never saw before. Even if I don’t have a reservation at all, she has no right to be there,

I can’t imagine going to someone elses neighborhood and asking residents how long they will be using their courts.

Ask HOA to revoke the tennis privileges of the 2 offenders for 6 months. If it happens again after their suspension, permanently revoke their privileges. There should also be a sign saying that the courts are private property for residents of HOA in good standing. Trespassers will be prosecuted. There are similar courts in SF and they’re mainly empty but you absolutely cannot just walk off the street and use them.

So if they have ONE RESIDENT present and a non-resident is asking about your court, why not say "First, we have this reserved until X-o'clock. Second, the rules are you must have a resident of Y-community on court to play. If [resident's name] is on that court, you are trespassing by playing on this court."

There is no need to be overly civil at this point. Don't be rude. But state (1) your right to the court and (2) that lack of right to your court.
 
My parents’ condo HOA used to give out special colored polyurethane coil wrist bands. Each household got three for guests to use (you could get extras for short term use when a large group of family was visiting).

Guests had to wear them the whole time they used the facilities. They were not allowed to use the amenities without a resident present. First violation resulted in a warning. Second resulted in guest privileges being suspended for the rest of the year (they would take your bracelets).

But, entrance to all facilities (pool, courts, gym) was through the complex office, so they could have everyone sign in and police everything that was going on.

My sympathies for your situation. Someone in authority has to take ownership of the problem. Your HOA board/president need to do a better job and get proactive.

That's a very nice solution!
Still the issue is who at the HOA wants to police such nonsense? It's already a thankless job.

Not only the hassle, but the possibility of lawsuits. If you single out one person and not others, complaints can be filed.

That is exactly why I insisted upon officer insurance for our little seven-household HOA.
Sure we all get along now, but what if someone new moves in and ... no way I am going to spend my time running our HOA (even though I do get plenty of thanks) if I have no insurance cover (which of course doesn't prevent lawsuits, but at least I have some financial protection).

We are more than 7 units and we use a HOA management company.
 
Live in a small neighborhood. About 70’homes. We have two new tennis courts.

We do not have rules regarding usage. Being a small community we never had an issue for 5 years. We have an app to reserve courts.

I have 2 neighbors from China. They are part of a large community.

What ended up happening is one neighbor invites 10 guests per night. Booking both courts. Their community is huge, so their is an endless supply of them coming here.

Once that was fixed , and he can only
Book one court, now the other neighbor also books the other court at the same time. So essentially non residents are monopolizing use of our courts.

Now the HOA feels we need to restrict all homes to perhaps 3 reservations per week because of these two neighbors who have about 70 guests per week.

What kind of rules can be implemented to address the main issue, but do not take away flexibility from everyone else?
Sounds like a community in Newtown Square, PA. I heard very similar case.

Time to lock the gates and hand resident keys to the courts. You guys should allow resident booking for 1 hr max and the rest is free for all. You’ll know really fast whether they book the hr and stay longer vs showing up to hold court time. That way you can always book the sequent hr and claim the courts.

In extreme cases pull the insurance argument into the discussion. Tell these guests that HOA covers liability of resident + x number of guests. Therefore the resident cannot invite a whole tennis community unless they pay up for the insurance coverage.

That will shut them up.

Guess you go to the HOA and CCR's etc ...
You have to have photographic evidence to do anything
